Cottage Availability

 

If for any reason beyond our control (e.g. fire, flood, storm etc.), the cottage becomes unavailable for letting before you arrive, the booking will be treated as cancelled and we will refund any monies already paid but we regret that we cannot accept responsibility for any other liability of compensation.

 

Payment

 

30% of the total cost is due on booking, with the balance due 6 weeks prior to the start of your holiday.  If booking less than 5 weeks before your holiday the total rent is due at the time of booking.  If you cancel, you will be liable for the total cost of the booking unless we can re-let to someone else.  We advise you to take out cancellation insurance.  Bookings only become effective once we have written to you with confirmation.

 

Holiday Changeover

 

Occupancy is from Saturday to Saturday, unless stated otherwise and except for weekend or mid-week breaks. Please do not arrive earlier than 3pm to allow for proper preparation of your accommodation in between changeovers and that you leave no later than 10am on the day of departure. A few days before arrival please contact the owner to give them your estimated time of arrival.

 

Number of Guests

 

Please indicate on the booking form how many adults and children will be staying in each cottage.  ONLY that number may stay in the cottage.  The number of persons occupying a property must not exceed the number stated in the property description.  Only those listed on the Reservation Form may stay at the property, although it is usually possible, with the owner's permission, to invite a few friends or relatives for a meal providing they do not stay overnight.

 

Cleaning

 

All our properties are cleaned by ourselves in between lets.  However, please make sure that you leave your accommodation in a clean and tidy condition at the end of your stay.  Cleaning materials are provided in every cottage for your use.

 

Breakages & Damage

 

Please report any breakages or damage to the owner, which occur during your stay.  We would be grateful if any breakages or damage be reported at once so that the item can be repaired or replaced.  It may be necessary for the guest to be held liable for the payment of any replacement or repair.

 

Pets

 

No pets allowed.

 

Standard Equipment

 

The following items are standard in all our properties and are not therefore mentioned in property descriptions - adequate cutlery, crockery, glassware and utensils, iron and ironing board.  Televisions and DVD players.

 

Bed Linen

 

Bed linen and towels are provided and are included in the rental price this includes a bath towel and hand towel per person per week, but not provided for children in cots.  Extra towels are available at an extra cost.

 

Cots & High Chairs

 

One cot and high chair is available per cottage, at no extra charge.  They are for use by a small child aged under 24 months and are not intended for use by 3 to 4 year olds. N.B. please bring your own cot linen as this is not provided.

 

Heating/Electricity

 

Gas and electricity is included in the price.  There is a charge for gas and electricity during the winter months. This is only payable for bookings between 1 October and 1 May and then all gas and electricity is charged by meter reading and is payable at the end of your stay.   Any monies due should be paid direct to the property owner.

 

Laundry Facilities

 

A laundry room with a washing machine and tumble drier is available.

 

Liability

 

Whilst we have taken great care to ensure that all information and particulars on our website and provided in the cottages are correct, we cannot be held liable in respect of changes or alterations made in the general course of things.  Guests using the cottages, grounds and facilities do so entirely at their own risk.  Younger children and vulnerable members of your party must be supervised as appropriate.  We will not be liable for loss, injury or death unless this is caused by our negligence or unless limitation of liability is prohibited by law.
